As a landlord, you deserve certainty that your investment is being managed to the highest standard. That’s why Landlord Assurance was created, to protect investors from mismanaged portfolios, weak performance, and unnecessary risk.
With our industry experience, we look beyond surface promises and test whether your investment is being supported with the right level of service, compliance, communication, and financial performance.
Not every provider meets the mark. Only those that demonstrate legislative compliance, consistent and detailed reporting, transparent communication, and a clear focus on investor outcomes are recommended.
The result: you gain clarity, confidence, and control over the future of your portfolio.
We examine how key information is recorded and delivered. This includes routine inspections, entry reports, and exit condition reports, ensuring they are detailed, compliant with industry standards, and structured to protect your investment at every stage of the tenancy.
We assess how promptly and clearly communication is handled between all parties. Slow responses, vague updates, or a lack of transparency can create risks that undermine the protection and performance of your investment.
We scrutinise every lease to ensure it aligns with current legislation, safeguards your rights as a landlord, clearly defines tenant obligations, and eliminates clauses that could expose you to costly breaches or disputes.
We compare your property’s rental return with current local market conditions to identify if you’re under charging, missing rent increases, or leaving income on the table.
We assess whether your property and tenancy management processes expose you to unnecessary risks, including insurance, minimum safety standards, and legislative compliance.
Finally, we provide you with a clear risk profile of low, medium or high. This gives you absolute clarity on where your portfolio stands and what strategic actions are required to protect and grow your returns.
This report is fact based, and investor focused so you can make confident decisions about whether to stay with your current manager or move to one of our pre-vetted, recommended agencies.
Your investment is being managed in line with industry best practice and investor standards, providing strong protection and performance.

Yes. Our primary focus is South East Queensland, including Brisbane, the Sunshine Coast, and the Gold Coast. If you own a property outside these areas, we can often still assist or provide guidance. We are also in the process of expanding our service nationwide.
If your audit shows areas of concern, we can connect you with agencies that meet our service and compliance standards. Our recommendations are based on proven track records, REIQ membership, compliance processes, and feedback from investors. We do not accept referral fees, this ensures our recommendations remain unbiased.

No. The audit is completely confidential. We never contact your current property manager or agency. All information is gathered from the documents you provide, plus our independent checks.

If your manager scores poorly in key areas such as compliance or reporting, we’ll outline the risks to your investment in clear terms. You’ll then have the option to discuss improvements with them or review alternative providers. The decision is always yours, our role is to only give you the facts.
We review four critical categories:
Reporting & Documentation (entry, routine, and exit reports)
Communication & Responsiveness (timeliness, clarity, proactivity).
Compliance & Risk Management (certificates, notices, knowledge with legislation & best practise).
Financial & Rental Performance (market rent, arrears, expense transparency, vacancy).
Each is scored out of 10, then combined into an overall risk rating of Low, Medium, or High.
Yes. If you own multiple investment properties, we can assess each property individually. This ensures you receive a risk rating for every property under management, rather than a single report that may overlook property specific issues. Many landlords choose this option to get a full portfolio health check.
